Last call: real estate investment offer for Catalyst Access Fund with a targeted net annual return of 20% to 25%

The private equity real estate investment platform CityVest launches a final appeal to investors for its latest offer, Catalyst 2 Access Fund. The fund allows individual accredited investors to participate in the Catalyst Real Estate Fund with enhanced terms.

Catalyst invests in multifamily properties targeting growth markets in Texas, Georgia, Florida and the Carolinas. It is a unique GP Co-Investment real estate private equity fund, generally reserved for institutional investors.

As a co-investor in the general partner (GP), Catalyst invests alongside the other shares of the GP, allowing it to share a percentage of the fees (known as the “promotion”) that are charged to investors in the limited partner (LP) in each individual acquisition.

The Catalyst investment manager has considerable experience having invested in nearly $1 billion in properties and has historically generated a realized net internal rate of return (IRR) of 35%.

The access fund: Institutional real estate funds, such as the Catalyst Real Estate Fund, are generally not available to most individual investors due to the large minimum investment and limited access.

Access Funds combine contributions from multiple investors into a single pool large enough to meet minimum investment requirements, allowing individuals to access these exclusive funds with as little as $25,000.

Since the access fund will pool a multi-million dollar investment, CityVest has negotiated a 12% preferred return that is compounded annually, compared to the 8% preferred return for direct investors in Catalyst at the investment level. minimum of $100,000.

Investment conditions: The Access Fund has limited availability with a firm closing date of June 6, 2022.
